East City

East City is a sprawling satellite township spanning across 1,600 acres, housing approximately 20,000 plots, a distinctive project without comparison in South India. Conceived in 1985, this residential mega-township has organically expanded from its initial 20-acre footprint to its current vast expanse. Envisioned decades ago, it embodies all the hallmarks of a smart city.

Key Features

207 blocks form the backbone of this expansive project, with each block covering an approximate area of 10 acres and containing around 90 plots. Each block boasts its 1-acre park, while roads, ranging from 33 feet to 80 feet wide, intricately divide these blocks. All roads run north-south, creating a layout where plots are arranged in rows of two back-to-back, with a 6-foot service lane ensuring unparalleled privacy and ease of maintenance setting a new standard in Indian residential projects.

Bhongir, situated away from the main metropolis, offers new possibilities for property buyers seeking a respite from city traffic and mayhem.

Infrastructure Excellence

Extensive road network

The network of roads, stretching approximately 208 km and spanning widths from 33 feet to 80 feet, stands as a testament to engineering prowess. Built to perfection, they’ve weathered nearly 45 years, showcasing exceptional drainage systems and storm drains that safeguard the precious water resource while preventing the stormwater from damaging the township’s infrastructure. The sewerage and water supply network, ingeniously placed within the service lane, utilizes cutting-edge technology – precast moulded construction, ensuring durability, easy maintenance, and adaptability for future habitation.

Sewage System

The sewerage system is equipped with manholes constructed using precast moulded technology for the rings, domes, and lids a practice that was ahead of its time compared to today’s norm of precast/prefabricated concrete technology. Elbows are positioned on all four sides of each manhole, facilitating effortless connections for any resident. This foresight ensures convenience and ease of maintenance. Sewerage lines consist of SWG (stoneware (salt) glazed pipes) ranging from 6 inches to 24 inches in diameter. The glazing shields the pipes from the reactive nature of human and kitchen waste during service, while the larger diameters allow for easy cleaning and handling of increased service loads, anticipating future high-density habitation, such as multi-storied constructions. Septic tanks are also installed to manage runoff and effluent water. After undergoing aerobic and anaerobic digestion, these wastes are discharged into a soak pit, where they naturally and organically decompose.

Water supply

Water supply networks feature an intricate system of underground sumps, overhead tanks, and main water lines ranging from 4 inches and reducing to 2 inches as they reach the individual row of plots, ensuring consistent pressure and service reliability.

Electric Supply

The three-phase electrical supply, complemented by street lighting across all plot areas, ensures a secure environment for residents. The electric supply will be fully provided once the residents commence construction of houses on the plot, this is to prevent any electricity theft and misuse by vandals.

Safety & Security

Additionally, plans exist to secure the entire perimeter of the project, whereby the highway-facing boundary will be walled with a compound wall of about 8 Km of extent. Presently a network of autonomous surveillance systems is in place for providing round-the-clock monitoring of the premises. The state-of-the-art surveillance systems are solar-powered, 4G-enabled and with automatic tracking CCTV cameras. An aerial drone-based security system is in the offing and will be deployed shortly, underlining the commitment to absolute safety and security.

Recent Developments in the Area

Notable recent and upcoming developments include the renovation of the Yadadri Temple, the announcement of an IT park in Warangal, and the functional Mindspace East occupied by major IT players. The Infosys Pocharam campus, fully operational, houses around 12,000 IT professionals. Moreover, infrastructure enhancements like the ongoing  SRDP flyover from Uppal up to Narapally will bring down the commute time from Uppal to Bibinagar to nearly 30 minutes once it is completed.  The establishment and commencing of the AIIMS Bibinagar campus from 2019 highlight the area’s growth potential.

Upcoming Infrastructure

Ongoing projects such as the expansion of NH, developments in the Bibinagar railway station, and upcoming MMTS and Metro phases signify the area’s transformation into a major transport hub.
